Previews vs Reviews - how good games go bad

Why does the preview/review cycle of gaming lead to a game looking great before release, but then becoming a disappointment at the final hurdle? (Duke Nukem Forever, Homefront, Medal of Honor: Warfighter, PC, PS3, Xbox 360)
